Are there restrictions on home type or home condition?
Home type: This program can support single-family homes (1-4 units), townhomes, condominiums, and manufactured and modular homes. Manufactured and modular homes must be on permanent foundations or properly tied down, on land that you own. The home must also qualify for a standard bank mortgage from another lender.
Home condition: Before closing, homes must pass an in-person Housing Quality Standards (HQS) inspection. This must occur no earlier than 90 days before we approve the Community-First assistance. Homes must be decent, safe, sanitary, and in good repair. Additionally, if the home was built before 1978 it cannot have peeling or cracked paint unless it has been properly tested for lead and fixed by a certified professional before closing. All homes must comply with federal lead-based paint regulations.
